An apartment building on the Zeedijk has two seasons. In July and August hundreds of people walk through the entrance with sand on their feet; in November most of it stands empty. We look after the common areas for syndics with a rhythm that follows occupancy.

Two seasons, one building

On the coast an apartment building is rarely an ordinary block. Most owners live inland, often the syndic too, and occupancy swings with the weather. A fixed weekly rhythm is too little in summer and too much in winter. So we agree two frequencies within the same contract.

Coastal buildings — your questions

Why a different rhythm in summer?

Because a Zeedijk building is full in July and largely empty in November. We set a summer and a winter frequency in the same contract, so the association pays for what's needed.

Is sand in the lift really a problem?

Yes. Sand building up in the lift door tracks causes wear and faults. We vacuum the tracks every visit, more often in peak season.

Our syndic doesn't live on the coast. How do they follow up?

Through the logbook: photos after every visit and a notice about damage or defects. Access is arranged once via a key safe or the concierge.

Do you clean the seaward glass entrance doors?

The inside always, and the outside at ground level. Higher facade windows need specialist access, which we don't do.

Do you put the bins out?

Yes, following the municipal collection calendar, and we bring them back in the next day. In peak season, when the waste room fills faster, we add an extra round if needed.

Do you work along the whole coast?

Yes, from Middelkerke and Ostend to Blankenberge, De Haan and Knokke-Heist, at the same rate.

On the coast a standard cleaning contract works badly, because it assumes a building used equally all year. A Zeedijk apartment building is almost a hotel in summer and largely empty in winter. So we set a summer and a winter rhythm and deal with typical coastal problems: sand in the entrance and lift tracks, salt on glass doors, and storage rooms full of beach gear.
